How we work with owners.

Solayra manages your property as your appointed agent. This is the plain-English summary; your signed Management Agreement is the binding version.

Our role — your disclosed agent

Solayra Homes Rental LLC (Commercial Licence 1469575, DET Operator Permit HH|1469575) is appointed as the owner’s exclusive representative and disclosed agent to manage the property as a licensed Dubai holiday home. We act openly, on the owner’s behalf.

The owner remains the principal and keeps title to the property. The right of occupancy passes directly from the owner to the guest — Solayra does not lease the unit from the owner or resell it as its own. Solayra is paid a management fee for the service.

Your income

Booking income is collected on the owner’s behalf and belongs to the owner. Solayra deducts its management fee and any owner-approved costs, then remits the balance monthly with a detailed statement in the Owner Portal. Owner-approved works are shown with supporting receipts, and the owner approves quotes before work proceeds.

Licensing & taxes

Solayra obtains and maintains the DTCM/DET holiday-home permit on the owner’s behalf, collects the Dubai Tourism Dirham from guests and remits it to the DTCM, and collects and remits VAT where applicable.

Using your own property

The owner keeps the right to personal use, booked in advance through the Owner Portal, and agrees not to place the property on a long-term lease during the term.

Term & notice

The agreement runs for an initial 12 months and renews automatically. Either party may end it on not less than 60 days’ notice, with confirmed guest bookings honoured through the notice period.

Insurance & compliance

The property carries Property All Risks insurance naming both the owner and Solayra. Guests are identified and registered as required, SIRA-approved keyless entry is used where relevant, and damage deposits are held where relevant.

Governing law

This relationship is governed by the laws of Dubai, United Arab Emirates; disputes are referred to the Dubai Courts.
